Termite Inspections
Visible and accessible areas are checked for termite activity, wood damage, and conditions that may allow termites to enter or remain.

A wood-destroying organism, or WDO, inspection is a visual examination of accessible areas for termites, wood-boring beetles, fungal decay, damaged wood, and conditions connected to infestation or deterioration.
For a real estate transaction, the findings are recorded in a report with their approximate locations and any recommended treatment, repair, moisture correction, or further inspection. Areas that are inaccessible or outside the inspection scope are also documented.
A complete WDO inspection covers the accessible structure. A limited inspection focuses only on the specific areas requested for inspection.

The report identifies visible infestations, fungal decay, damaged wood, and the approximate location of each finding within the inspected areas.

Treatment, repair, moisture correction, or further inspection is listed when a finding requires additional work.

The report records the areas inspected, any access limitations, and sections that could not be fully examined at the time of the visit.
A WDO inspection may be ordered before listing, during the buyer’s inspection period, or after the contract or lender calls for documentation. Scheduling and follow-up can be arranged around the stage of the transaction and the work the parties have agreed to complete.
WDO Reporting for the Transaction
The report identifies each visible finding, its location, and the work recommended to address it. Questions about access, inspection scope, treatment, and repairs can be handled directly without sending the parties between multiple companies.

A WDO report shows what was visible during the inspection and which items require attention. Buyers can evaluate the findings before taking ownership, while sellers can address listed treatment or repair items before they affect the transaction.

Ryan Fuller is so honest that he will give you the best advice for your situation and not his pocketbook. He could have made substantially more money by encouraging me to do ALL his recommended repairs and he did not. Instead, he advised me the best route for me financially and for possibly a quicker sale of my home. (Bottom line, he could've made $10k plus, and we are only doing $1,400 per Ryan's recommendation.
